We offer three different types of service as detailed below:

 

RED Service

 

ü  FREE initial market appraisal and general advice on letting

ü  Full Marketing Package

ü  Arrange a Landlords Gas Safety Record and Energy Performance certificate (cost payable by the landlord)

ü  Arrange a full Inventory and Schedule of Condition (cost payable by Landlord)

ü  Accompanied Viewings

ü  Negotiating the terms of the tenancy

ü  Taking up references including credit check

ü  Drawing up Tenancy Agreement and ensuring both parties sign the agreement

ü  Collecting the First Month’s rent and the deposit and arranging to protect the deposit in accordance with legislation

ü  Notify the Utilities of the change in Occupier

ü  Set up the payment method for future rents to be paid directly to the Landlord

 

RED Plus

 

ü  All of the items in the RED Service

ü  Collection and administration of monthly rent

ü  Monitoring of rent payments and chasing any arrears

ü  Production of monthly statements

ü  FREE Rent and Legal Cover ensuring peace of mind that the rent will be paid

 

RED Premier

 

ü  All of the items in RED and RED Plus Services

ü  Primary contact for Landlord and Tenant throughout the tenancy

ü  Arranging renewal of Gas Safety Record (cost payable by Landlord)

ü  Regular Property Visits with a report sent to the Landlord

ü  Attend to day to day minor repairs and maintenance in respect of the property up to £250 per incident. Any larger amounts will require Landlord’s verbal or written authorisation. All repairs undertaken by professional trade’s people.

ü  Deal with end of tenancy process and assist in negotiations regarding any deductions from the deposit.

ü  Manage any renewals of the tenancy.
